If it turns out that your offspring are not interested in sunning your farm or business into the next generation you have two options.

Option number one is for you to keep working forever (ok you may be able to find someone to rent it) until you simply wear out and die. At that point your widow (wives outlive husbands by an average of 10 years on the farm) can put it up for sale.

Option number two is for you to negotiate the sale of your place in advance, getting the best price and terms possible, so that your family’s financial future position is secured and known well in advance.

For most of those who choose Option #1 getting the maximum value for their lifetime of hard work is a pipe dream. Potential buyers will offer less than the farm/business is worth for a couple of very logical - to them, reasons. You will not be around to reason with them so what makes sense to the potential buyers is much more important that what your family may think is true.

Typically farm insurance agents have seen these unhappy scenarios play out again and again where people they know thought they were somehow special and the rules of nature and finance would not apply to them. People who learned, or at least their families learned, the truth the hard way.

If farming was easy, anybody could do it. Good years and bad years come and go with some farmers doing better than others during both the up years and the down. Your efforts and your knowledge are probably responsible for some of the profits and success you’ve had over the years.

If you’re no longer around, everything else being equal, your farm’s profits will shrink and the farm’s earning power will decline. In fact the farm, without you, may no longer exist as a going concern that produces income above what you could rent the land to a neighbor for.

If you have special knowledge and experience that produces fatter cattle, more milk per head, greater yields, etc. buyers will want to discount the price to or below the local rental value since you will not be available to provide your special insights to help them get the most from their investment.

Another problem is that the purchase price will be arrived at through negotiation, without you, allowing potential buyers to offer less than the asking price. The final price will be the result of a compromise reflecting the bargaining strength of both parties. Who do you think will have a stronger position, the potential buyer or your family, if you’re not around?

In most situations the potential buyers will have more leverage and so they will have more control of the final price and the terms. If your family also needs cash and the potential buyers know it, there may be a tremendous loss of total price in exchange for the cash your family needs desperately. Your family will inevitably receive less than the full value of what you’ve built.

Farm insurance agents know that there is a way, Option #2, where you can make sure your farm business is sold for what it’s really worth. That’s by doing your negotiations NOW while you’re in your best bargaining position.

You can seek out, maybe with your business accountant’s and lawyer’s help, interested purchasers and negotiate an agreement that will give your family the most possible dollars for your years of hard work. Naturally the best way to accomplish this is with a written contract that establishes the terms of sale - today, in advance of the day it will be needed.

Such a contract is called a Buy & Sell Agreement. It formalizes the procedure for transferring your interest over to new owners. It provides a smooth transition of ownership and minimizes lost business value.

If you are in business with one or more people a Buy & Sell Agreement is an absolute necessity. If one of you leaves the business it’s likely the others will want to continue. Isn’t that your situation? Wouldn’t you want to continue the farm if your partner left?

In fact, you and your partners probably have the same concerns. You both want full value for your interest if you leave and you want to take over the farm if they leave the business first.

If you are a sole owner you can enter into a Buy & Sell Agreement with a key employee, an outsider such the son of a neighboring farm owner, or even a competitor. If you are selling the buyer should not matter as long as the price is one you agree upon as fair, the terms fit your needs, and the buyer has the resources to make the payments.

It is common for parents-especially mothers to choose to work from home so that they can raise their children themselves, avoiding the need for day-care. While this is a noble goal, it isn’t always easy to manage both work and young children.

Your thoughts, feelings and beliefs are all tied together. When you experience negative events, your thoughts about them act as a trigger for your emotions and beliefs. If you have studied the Law of Attraction at all, you are conscious that your emotional state emits a certain “frequency” of vibration that attracts your desire. This is the first step in changing the way you are now, into the person you want to be. You have to change your thoughts and your emotions! If at all possible to make this easier on you, keep a notebook with you.

Write down what was going on at so and so time when you started to feel negativity dripping down into you. This is a good eye opener and will teach you how to deal with certain specifics in your life!

I think I have tried just about every “scheme” there is out there in order to try and make money online, some I have failed at and others I was absolutely successful with. Now as far as affiliate programs, there really are people out there making thousands of dollars a month, and it’s all because they pick the right company to go with and the right products. Regarding products; you want something that is in demand, but not saturated so much that people won’t even notice you.

One of the things I used to like doing, was going to a site like Best Buy or Circuit city and checking out their sales page. For the most part when sites and businesses like Best Buy add specific products to their sales page, it isn’t because they are trying to get rid of the product, but because the company has done some major market research beforehand and has found out that the new iPod is going to be popular, or that the black and silver laptop speakers from Creative Designs are going to be flying off the shelf.

Pay attention to these things, go to gadget sites, or sites like Cnet and see what is being reviewed at that specific time and promote THAT product! As far as affiliate hubs go, these are places you can sign up with that offer all sorts of products, in all sorts of categories, for all sorts of affiliate percentages (your earnings). The three I’m going to list below are my all-time three favorite sites available to people who want to get into affiliate marketing. There are in no particular order!

Link share is a little confusing to figure out at first, but if you feel your way around you will eventually get used to it. Link share offers a ton of different “offers” from well-known affiliates such as wine, Iwin, ToysrUs, BestBuy, etc, as well as some other unknown sites (to me anyway). The great thing about both of these sites is that all of the affiliates on the site or legitimate. Sites like link share do all the work for you and me as how to get paid, making sure the sites are legit, the sites are legal, etc. this site offers another thing called storefronts, which I really like. These storefronts are to be put on your website directly to show what each affiliate ship has. Its like a mini store right on your site.

So, for instance, if I have a website and it’s an electronic website a good affiliate for me would be something like BestBuy. For the store front of BestBuy, what I’ll have is different products I can choose from to put in my storefront. So, say people go to my electronics website, they don’t just see the stuff that’s on my site. They also see all the stuff that comes from BestBuy within the little “mini store”. Most of the time when you choose to be with an affiliate program or you choose a store find you get to choose what you want in the storefront.

Kolimbo has been around since 1999. This is one of the original open affiliate directories. Kolimbo offers a lot of the same options as link share, but they offer a lot more too. For instance say you want to find all the advertisers on Kolimbo that you can get paid for doing CPM offers. You simply do a search for CPM programs or search directly under the CPM tab and you will find all the CPM programs. The types of programs that Kolimbo offers are:

Pay per sale
Pay per lead
Pay per visit
Pay per click
Pay per impression
Pay second tier commissions
Email Marketing

And for my last option I actually like Amazon merely because they offer many diverse products on the website. For example, I have a website, so I can go to Amazon and pick out different affiliates that I know that I will be utilizing at my joke site. Affiliates that offer such things as gag gifts, gag gifts, funny gifts, etc. Once I find the affiliates to use I won’t only set the affiliate links, but I can also set up affiliate websites. Then, I can either “sneak” in the affiliate links onto my blog, or I can also include the actual mini stores on my blog. This is good because people can visually see what I offer on my site!

Lastly; regarding flashy banners with blinking lights and gems? It’s not a good thing, especially if you’re trying to be professional. Go as straight edged as you possibly can. Be boring if need be with the designs you use, be flashy with the words you use and the content you use!

Remember, you are trying to persuade people to click your banner, make it as tasteful and professional as humanly possible. Of course if your site is “fun” you can customize your banner to be fun as well, but for the most part just try to be as straight as possible with regards to content (be honest), colors and designs, and pick good placement for your banner! This banner could just as well be your main selling point, so be sure that even though its “just a banner” to accompany some major marketing strategies along with it.
